More and more investors is finding industrial zones
In recent time, the recovery of the economy and the clear provisions of the Enterprise Law and the Investment Law which are enacted created a motivation to the strong development of the investment activities. The number of businesses registered establishment and the number of new investment projects licensed is constantly increasing after the Enterprise Law and the Investment Law took effect. Instead of scattered investment as before, a lot of businesses, especially manufacturing firms prefer to choose industrial zones (IZ) as the location of factories.

In 2015, Vietthink Law Firm succeeded in consulting many projects of the local and foreign investors to invest in IZ all over the country. However, the highest concentration is still IZs located in big cities such as Ha Noi, Hai Phong, Da Nang and Ho Chi Minh City. In addition, some provinces like Vinh Phuc, Bac Ninh, Quang Ninh, Quang Nam, Binh Phuoc and Dong Nai are choices many investors are also interested in.  According to the survey of Vietthink, most IZs which went into the stable operation have been filled area while the demand for premises in town keeps growing. Even many investors had to accept the transfer or lease of the business premises to advance.

According to the share of many investors, the reasons why they choose IZs is that those IZs are available for synchronous infrastructure and good support services as well. This is a remarkable advantage of IZs compared to other places. Another reason is that the licensing procedures for investing in IZs are often simpler and more convenient than investing outside IZs. Furthermore, in the process of investment, investors will receive effective assistance from Industrial Zone Management Board.

However, according to Mrs Cao Thi Hoa- the lawyer of Vietthink Law Firm, besides the advantages mentioned above, the investment in IZs is facing up to a few certain obstacles. Firstly, the premise tax in IZs currently has the upward trend, making the production cost higher. Even if businesses accept to transfer or sublease premises in IZs, this cost is higher too. Secondly, the overload of traffic infrastructure, electricity and water services also occurs locally in some IZs, especially at rush hour. Thirdly, a very intractable problem is the shortage of labor in some localities where many IZs are built. Moreover, living expense and rent of housing is too high for IZs find enough workers. It is also a difficulty many leaders shared the Vietthink lawyers to contact and work. Thus, the localities should delve to learn from experience in the planning and development investment of new IZs in the future.
